Your Resposibility, Ekaya's Responsibility
Maintenance
Ekaya is responsible for re-decoration of:
• Bedrooms • Living rooms • Kitchens
• Bathrooms • All communal areas
hallways and staircases
Ekaya is responsible for: Keeping waste
pipes and drains clear • Servicing and
maintenance of equipment including
fridges, cookers, washing machines, dryers
and floor coverings – see your Tenancy or
Licence Agreement.
Ekaya is responsible for providing or
replacing: Fuses • Washers • Sink and
Bath Plugs • Chains and pulls to WC
pans and cisterns • Glass (this varies from
scheme to scheme) • Letter boxes
-• Sash fasteners and stays • Furniture
and Furnishings
You are responsible for: Reporting any
disrepair or defect in the structure of the
building, any installation or any fixtures,
furniture or fittings. On discovery of a fault
in the building or its contents you should
inform your House Manager
This can be done by: Reporting to the
House manager daily • Telephoning
Ekaya’s office during office hours and
speaking to customer services • If you
need to call outside of office hours you can
telephone the appropriate you must ring the
on-call numbers. Residents should not call
contractors. See section above about
on-call services. If repairs need to be made
because of neglect or damage that you
are responsible for, you may be liable for
their cost, and may be recharged by Ekaya
Housing Association. Such cases may also
be treated as a breach in the terms of the
Tenancy or Licence Agreement and dealt
with accordingly.
RECHARGEABLE REPAIRS
- The Association will recharge tenants or former tenants in the following circumstances:
- When work is required due to unauthorised change to or damage to Association’s property caused by a tenant or anyone living in or visiting the property;
- When work is carried out by the Association but responsibility for the work lies with the tenant according to Landlord/Tenant responsibilities outlined in the Tenant’s handbook;
- When work, repairs or removal of discarded items is required to a void property prior to re-letting, due to damage, neglect or unapproved alterations carried out by the outgoing tenant;
- Costs associated with abortive calls from our contractors, where tenant have failed to keep a pre-arranged appointment will be recharged.
