Our properties, your homes

We want to keep our properties in a safe and suitable state of repair for our residents and therefore only work with a group of approved contractors to look after our properties to ensure repairs and maintenance are done promptly and properly.

All our homes achieved the Decent Homes Standard and we have a Planned Maintenance Programme 2012-2015 ensuring our properties are continuously kept to a high standard.


Gas Safety

If there is a gas supply to your home, we will ensure that it is safe by carrying out a check at least once a year.  We have a legal obligation to do this and will provide you with a certificate each year.
The safety of you and your household is important to us and it is a condition of your tenancy to allow us access to undertake this check.

Reporting a repair

If you need to report a repair, including emergency repairs during the day, call 020 7091 1800 during office hours.

Office Hours
9.00am to 5.30pm Monday-Friday (except Bank Holidays)

Out of office:
If you have an emergency repair outside of our office hours then call: WATRET 0172 7875 553 . After 5.30pm, Monday to Friday and any time on Saturday, Sunday or Bank Holidays


Emergency gas leak

If you have suspected gas leak contact Transco 0800 111 999 immediately.

Who is responsible for repairs?

Ekaya are responsible for maintaining:

  • The structure and outside of your home i.e. walls and windows
  • The fixtures and fittings we have provided
  • Any communal areas i.e. uneven steps or faulty access

Emergency Repairs

To be completed or dealt with within 24 hours.
Emergency repairs include those repairs that are necessary to prevent danger to life, restore essential services and make safe any structural faults. These can included no water supply, electrical faults caused by water leakage, total loss of heating (from Nov to April), burst pipe.


Urgent Repairs

To be completed within 5 working days
Urgent repairs include those repairs that are necessary to prevent faults affecting the health of occupants, visitors or the public. These might include repair of hot water system and radiators, repair or replacement of toilet cistern, wash hand basin, sink unit or bath and replacement of slipped roof tiles where water is penetrating the property.


Routine Repairs

To be completed within 20 working days
Include repairs to restore the effective working order of fixtures and fittings that are not an immediate threat to health and safety. These can include broken or damaged guttering, minor plumbing leaks, easing or re-fitting doors or windows, roof tiles or lead flashings.
